90 Devonport Road is New Zealand’s largest mass timber office building and is now home to Tauranga City Council. The project sets a new global benchmark for sustainability and design, combining commercial performance with low-carbon construction. Ventuer supplied VL-70S fixed louvre screens, including integrated doors and gates, along with VL-2SD double bank drainable ventilation louvres complete with bird mesh and a powder-coated finish.

The project sets a new global benchmark for sustainability and design, combining commercial performance with low-carbon construction. Ventuer supplied VL-70S fixed louvre screens, including integrated doors and gates, along with VL-2SD double bank drainable ventilation louvres complete with bird mesh and a powder-coated finish.

Designed by Warren and Mahoney, the building delivers approximately 10,000 square metres of premium office space in the heart of Tauranga. It is constructed using a mass timber structure, including extensive CLT and glulam elements supplied by Red Stag TimberLab, reflecting a strong commitment to embodied carbon reduction and long-term value.

The façade integrates timber, glazing and aluminium elements into a cohesive envelope that balances openness with environmental control. Ventilation and plant areas required careful integration of louvre systems that would complement the architectural integrity while delivering reliable performance.

Ventuer’s VL-70S fixed louvre screens form larger screening elements, including integrated doors and gates that are concealed within the overall façade. Blade spacing, frame proportions and finishes were coordinated to align with adjacent cladding and structural lines, ensuring visual consistency across screened zones.

For areas requiring active airflow, Ventuer supplied VL-2SD double bank drainable louvres. These units were selected by our technical team to provide high levels of weather protection while maintaining the free area required to serve internal plant and ventilation systems. The VL-2SD configuration improves resistance to wind-driven rain, an important consideration given the building’s urban location.

Each assembly was supplied complete with integrated bird mesh and a durable powder-coated finish to suit the project’s exterior requirements. Interfaces between the louvres, timber structure and surrounding façade elements were clearly resolved prior to installation.

As with any centrally located building, compliance and documentation are critical. Ventuer provided the necessary technical information to support building consent requirements, helping to streamline the construction process.

The completed louvre installations form a sleek yet essential component of 90 Devonport Road, providing dependable airflow and plant screening without compromising the warmth and material expression of the mass timber structure.

Now occupied by Tauranga City Council, the project stands as a landmark commercial building and a strong example of sustainable construction in New Zealand. Ventuer’s louvre package contributed to the performance, durability and refined appearance that sets a benchmark for contemporary office design.
